A. Property Appraisal
Basis of Valuation
Fair Market Value as used is defined as the amount in terms of money at
which the property would exchange in the current real estate market,
between a willing buyer and a willing seller, neither being under an
abnormal pressure nor compelled to buy or sell, both having reasonable
knowledge of all relevant facts and with equity to both.
Methodology and Approach
In arriving at our opinion of value, we normally make reference to a combination of the two generally accepted approaches:
Market
Approach – considers prices recently paid for similar assets, with
adjustments made to indicate market prices to reflect conditions and
utility of the appraised assets relative to the market comparative.
Cost
Approach – considers the cost to reproduce or replace in new condition
the assets appraised in accordance with current market prices for
similar assets, with allowance for accrued depreciation as evidence by
observed condition or obsolescence present, whether arising from
physical, functional or economic causes.
